If you are brand new, the easiest way to make some money part-time is to talk to the seller, get the particulars about what they owe against the property (use this form) and do the research on what the property is worth.

If there’s very little equity you probably want to do a land contract or lease with option or subject to with or without a note.

If there is a good amount of equity but needs repairs, you might be able to write the contract up and sell the contract to a rehabber.

Caution

If there’s very little equity and it needs a lot of repairs we generally don’t get involved with it,

If it’s a pretty house and it’s free and clear mortgages we usually do an installment sale.
